1. Can you provide me with a proof of funds today?

2. Where is your office located?

3. Are you the end buyer or a wholesaler?
Again, a wholesaler will tell you they are a cash Buyer and then assign your contract to another investor for a higher price so they can make a profit. Be sure to ask them what their intentions are.
4. Will this contract be assigned to another purchaser?
To ensure you are receiving the best price for your property, it is important to know that you are dealing with the end buyer. Have them point out the section in their contract that says “THIS CONTRACT IS NOT ASSIGNABLE”. There is nothing more important than this.
5. What is the penalty for you if you don’t settle when you say you will?
An “Earnest Money Deposit” or EMD is your protection in case the Buyer backs out of the contract without good reason or doesn’t abide by its terms. Make sure the Buyer has good “skin in the game”. A strong EMD is 10% of the purchase price.
6. How many years of experience do you have?
